Interior Tenant improvement and renovation of multiple spaces in order to create move-in ready office spec suites ranging in size from 1,500 to up to 2,500 S.F.

The concept was to create one contemporary look with creative space that would serve a select clientele group such as Tech or Start Up companies and one with a more conservative approach to design for a more traditional group of clients such as law or accounting firms.

Furniture was provided by Vari furniture and included plug-in-play workstations with height adjustable Vari desks, meeting areas and casual seating for collaboration. Amalia Gal was part of our Interior design team for finishes.

A2 Biotherapeutics is an early-stage biotechnology company that aims to develop new and more effective medicines for serious illnesses. Its onsite activities include basic molecular and cell biology experiments under BSL2 guidelines including biochemical production, purification and analysis, cell and tissue analysis studies, and computational analysis.

Our scope for the project included a change of use from office suite to BSL2 lab. The finished space includes office space with private offices, open office workstations, conference rooms, break rooms, a server room, an executive board room, and general support spaces. The lab area has 4 TC rooms (one with 3 vented BSC’s), open lab work bench areas, lab storage rooms, a biohazard room, and lab office space.

mVentix is a technology company whose core services include market intelligence, retail training, and point of sale engagement. They hired us to help develop the plans for their new corporate office headquarters in Woodland Hills, CA, relocating from Valencia, CA.

Our team worked with the executive team at mVentix to create this new headquarter office space. We used higher-end finishes in the main reception and conference and a building standard build-out for the remaining space, using upgraded flooring, accent paints, and all new furniture systems. We were able to reuse some of the existing conditions as this was a second generation remodel. We specified finishes and fixtures that give a nod to the technology industry the company is a part of.  Five different carpet patterns work together to give the space an interesting mix of color and texture, the word “tech” is hidden in morse code on the entry wall, and we included an exposed ceiling for that creative, tech look.

Ownership wanted a more contemporary, yet functional security desk for the existing 1980’s style building lobby, in addition to updated finishes in the existing restrooms. As part of the ownership’s plan to bring a more “Hotel & Spa” feel, we used design and materials to reflect that aesthetic. Sports Rehab LA specializes in sports injury rehab, chiropractic care, and post-surgery recovery. They were previously in an office building and were looking for a larger location with more visibility, so we were hired to help develop the design, plans, and change of use permit for their new space.

The new rehab facility included a larger waiting room, treatment rooms, therapy rooms, an office area, shower, Cryo Area, rehab area, and turf area for running. We specified finishes and fixtures to give a modern industrial look. Our scope included all finishes, ceiling, lighting, and millwork. Claudia Cirillo was the Interior Designer.

We were hired to develop the design and plans for their new creative open office concept. The current space was a more standard office space with most of the staff in offices, so this was a complete gut and rebuild of an existing office suite.

Our team worked with the UCLA Health PM and tenant executive team to create this new open office collaborative space. The tenant was looking for a more creative environment with more efficient, shared workspaces and open staff areas in pod configurations. We used higher-end finishes in the main reception and conference and then a more building standard build-out for the remaining space, but with upgraded flooring, accent paints, and all new furniture systems.

The space included a small reception area, one executive office workstation, three (3) pods of four person workstations, one conference room, hoteling space, a small breakroom, and a copy room, all to accommodate their sixteen staff.

Our initial scope included the design concept, but when the budget was approved, we created the full permit-ready construction drawing through construction administration services. The UCLA building ownership team requested an entirely new look and feel for the building and its common areas. They wanted a warmer tone and feel to the overall finishes, while still remaining contemporary. The new finishes had to work with a few of the existing finishes, including the stone border and wall finishes in elevator lobbies and all the stone on the ground floor lobby. Amalia Gal was part of our Interior design team.

The existing café operator had closed and the overall space was old and dated. As the landlord’s architect, we were hired to work with the new operator to remodel the café and provide all new finishes and millwork for the vacant café. We specified finishes and fixtures to give the dated café an updated, industrial bistro look.

Our scope included all finishes, ceiling, lighting, plumbing fixtures, millwork, and equipment. We also worked with the Health Department for the café’s plan approval as part of the permit process. Amalia Gal was part of our Interior design team.

Karlin Asset Management is an investment company who hired us to help develop the plans for the 4,275 expansion space of their corporate office headquarters in West Los Angeles, CA. We were the original designer and architect of the initial build-out back in 2012 and now provided full architectural interior design services for the expansion space.

The new remodel scope included private offices, open office workstations, trading area, conference room, break room, and general support spaces. We also included an office gym with showers. Construction was phased as original suite was occupied.

We provided contemporary colors and finishes for an updated look throughout suite, including all new Kimball furniture in the expansion space. Amalia Gal was part of our Interior design team.

New showcase office located on the penthouse floor of the Sherman Oaks Galleria. The company was looking for a “New York”, no-nonsense business attitude" and wanted to attract young up-and-coming financial stars to their team.

With a limited footprint, the design communicated this concept with large gestures such as stone, wood, white marble, and turquoise accent colors with workstations of dark wood contrast with custom white marble molding mirror frames and rustic wood floors used in the main circulation spine. The space features a separate upscale café off the main reception for team collaboration.

The tenant improvement remodel included a reception area, board room/telecasting room, ten private offices, one executive office, four open collaboration spaces, an IT room, and café. Technology included special video broadcasting equipment capabilities with a green screen backdrop in the CEO's office, as well as drop-down projector and flat screen audio/visual system in the conference room.

As a national leader in Residential brokerage, this new location was to be a boutique office in a newer retail shopping center in Manhattan Beach, CA. The design included open ceilings with floating soffits over key areas, concrete floors, built in reception desk and company brand graphics throughout the gym. In addition to the Training Facility the scope included the company’s 3,000 SF corporate office that was part of the overall suite on ground floor.

A change of use process was required as well as Acoustic Mitigation to allow playing loud music in Training Rooms.
