OUR PROCESS

With more than 25 years of experience in producing construction documents for the public and private sector, MAIO + GRODSKY Architecture-Planning-Interiors understanding of the technical and the legal consequences of open public bidding processes prompts us to produce quality sets of construction documents above industry standards.

Prior to surveying an existing suite to confirm as-built conditions, MAIO + GRODSKY conducts a kick off meeting with owner and appropriate user group representatives to familiarize ourselves with the project program, functional goals and aesthetic vision. Thorough review of any existing base building drawings is followed by field verification. We use lazar measuring devises to improve the speed and accuracy of vertical and horizontal measurements and take digital photos of existing conditions for reference.  AutoCAD base drawings are then updated per survey findings to accurately reflect as-built conditions.

MAIO + GRODSKY will conduct an in-house review which enables our team to make any necessary adjustments and corrections to our drawings and specifications, resulting in well-coordinated sets of documents and reduced field coordination and change orders through the following QA/QC procedures:

• Throughout the course of construction documents production, each discipline representative will review plans, systems and methods of construction to identify and eliminate potential problems.
• Prior to 100% document review, we will perform an interdisciplinary coordination and constructability review of all drawings, specifications and calculations for accuracy and completeness.
• Upon substantial completion of the construction documents, we will review conference reports, documents and correspondence to ensure compliance with all client standards. 
• We will scrutinize all drawings, specifications and calculations for accuracy and completeness in conformance with federal, state and local code requirements.

In addition to scrutinizing our own documentation, all of our sub-consulting engineers are required to independently review their own documents and coordinate the interface of their drawings and specifications with all other disciplines. In addition to constructability and code compliance reviews, MAIO + GRODSKY Architecture-Planning-Interiors’ Quality Control team will cross-check all sub consultants working drawings and specifications to avoid any building / systems interference.
